Booking and Cancellations
The contract is only formed when we receive the booking confirmation form and deposit from you. If you fail to make a final payment by the due date, it will cancel your holiday.
Deposits and payments are non-refundable if you cancel your holiday booking. It is your responsibility to take out holiday insurance for such eventualities. The most common cancellations are due to personal or family sickness, including Covid, or general change of plans and personal circumstances. Please make sure you are covered with travel insurance.
If the property becomes unavailable due to unforeseen circumstances, we reserve the right to cancel the booking and a full refund will be given, or alternative dates offered when possible.
Only the named people detailed on the booking form will be entitled to occupy the property.
Sorry, but no smoking and no pets. Children are only permitted with prior agreement.
Arrival after 4.30pm and departure by 10.30am. We reserve the right to charge for the housekeeper’s time if you depart late.
The cottage is fully furnished and has a full range of kitchen appliances and utensil. You are responsible for normal everyday cleaning and keeping the property in an orderly fashion. Please take good general care of the cottage, its fixtures and fittings and goods, as you will be liable for any damages, breakages, losses and any extra cleaning or repairs which are incurred due to negligence and non-compliance with this condition and this will be charged from your deposit. If the cottage is left very dirty, any additional cleaning required on top of our normal clean, will be charged at £15 per hour. We may also charge for additional bed linen and towels used (one set will be included per person). Please report breakages when they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant or care has not been taken.
Included in the rental is a reasonable use of gas heating, electricity, water, broadband and television licence.
The cottage must not be used for the purposes of business, trade or profession, or for any illegal, immoral, disorderly or anti-social purposes. You must not do anything which may reasonably be considered a nuisance or annoyance to the occupiers of neighbouring properties.
You are using the cottage at your own risk, and therefore the owners are not liable for any accidental injuries, theft or other damage caused to you or your personal possessions. It is your responsibility to ensure you have appropriate personal insurance.
The owners cannot be held responsible for the breakdown of mechanical or other equipment at the property including kitchen or other domestic equipment, or for the interruption in supply of utilities such as electricity, water or gas to the property. We will do our best to make arrangements, but this is not always possible.
The owners cannot be held responsible for noise or disturbance arising outside the boundaries of the grounds of the property or from sources beyond their reasonable control, including but not limited to, noise from agricultural equipment or activity, road or air traffic, noise or nuisance from neighbouring properties or domesticated or wild animals or birds.
We reserve the right to enter the property at any reasonable time to inspect the cottage and/or carry out any necessary repairs or maintenance if deemed necessary.
The cottage is located on a hillside, with beautiful views of the town. Parking is available close by on a quiet road overlooked by the cottage that runs out into a country lane and footpaths into the hills. This traditional stone cottage has an original staircase inside the house, so not suitable for wheelchair users or people with very limited mobility. Please take care when using the traditional stairs.
